Having the right attorney when buyng a Putnam County or Baldwin County foreclosure.
Recently I had a client making a bid on a HUD foreclosure. My client was getting a loan at a local bank. When it came time to choose the closing attorney I put my 2 cents in. I also put a bug in my buyers ear about having an attorney with lots of experience with foreclosures. After talking with the loan officer the bank agreed if the attorney I recommended would provide the banks compliance department with some documents they could represent the bank in that transaction.
And just as I suspected there would be, we had some little hiccups between accepted offer and closing day. But Lance Stribling and Lyndsey Stribling were on top of those little problems every step of the way. It's so nice that I don't have to ever call them to ask what's going on once I've handed the contract off to them in the closing process. I'm always kept informed and therefore can keep my clients informed.
I had to get an extension on a contract for one of my buyer clients last week. We were supposed to close on Friday, but that didn't happen. The bank wasn't ready. Oh no, I don't mean my buyers bank, my buyer is paying cash. I mean the seller, you know, the bank that owns the house. They kept telling us they were "waiting for the foreclosure deed to be recorded", as it turned out it hadn't been prepared or executed so it could have been a VERY long wait.
But again, Lyndsey Stribling emailed them constantly and copied me on the all the emails back and forth. And any time I would get another name of someone who might could help at the seller's law firm I would pass that along to Lyndsey and she'd start houding them also. And guess what? We didn't close on Friday, but Lyndsey did get the deed in her hands. Now it can be recorded and we know it will be delivered to the court house, they will hand deliver it.
So Lance and Lyndsey, thanks for being a great team and always helping my clients. I appreciate all the hard work you put in and will always recommend your firm with confidence.
