Selling your Lake Sinclair home? What if a non MLS agent wants to show it?

On a recent post I saw an agent griping because a listing agent who didn't pay key fees (perhaps not in her MLS) wanted to show her listing.  He called her and she let the call go to voice mail and then he emailed her and she somehow read the email but claimed she couldn't get him a code because she was away from her computer.  Now I read email on my phone, but I can also access the web if I need to look something up.  I also keep keys to my listings at my office.

In fact, last Thursday I got a call from an agent in a neighboring town.  It's about a half hour away.  She is working with a client who knows the lake and expressed interest in one of my listings.  Well I never want to miss an opportunity to have one of my listings shown so I explained to her that she could come by my office anytime to pick up a key to the home.  The home DOES have a lockbox and it also has a key.  This agent has no access to this key.  If she'd wanted to show it outside of business hours I would have left the spare key for the house I keep for this home in the combo key box at the office.  But as it turned out she wanted to show it during regular business hours on Friday.  She simply stopped by the office and picked up the key and dropped it off later when she was done showing the property.

First of all... its irritating to me to see an agent complain that someone wants to show her listing.  Much better than having the client call and get me to show and then get their agent to write the offer.  Secondly, does the seller know that you let his house miss showings because you can't get back to an agent without lockbox access in a timely manner. 

So if you are going to list your Lake Sinclair home you might want to ask how well your agent will co-operate with non MLS agents who don't have lockbox access.  At Lane Realty it is our policy to assist any GA licensed agent who wants to show your home to the best of our ability.  We keep an extra copy of keys to all our listings for loans to licensed agents.  We never want for you to miss an opportunity to have your property shown.  We also are open 7 days a week (closed for a few holidays through out the year) and we forward the phone calls after hours to one of our agents.  And when your listing agent does have family obligations or takes a vacation we have other agents cover for us so that YOUR interests are well cared for at all times.
