If you are thinking of purchasing lake property in Georgia, don't do it until you check out lake sinclair.

You do NOT have to pay to get a copy of your deed after closing

I was sitting at a closing last week and the attorney warned the buyers of a new "scam" going around. It seems someone is going through the public records and mailing a letter to new purchasers telling them for $85.00 they can get a "certified" copy of their deed.  

Here's what really happens in Georgia after the closing.  The deed from the seller to you is retained at the closing by the closing attorney.  The closing attorney (depending upon where the home is located) either hand delivers, pays for a courier, or overnights the deed to the court house where the property is located and it get recorded.  That ORIGINAL deed will be stamped by the court house where the property is located as to what deed book and page it is recorded in and then returned to the closing attorney.  That deed is then copied for the attorneys file and then the ORIGINAL deed gets mailed to you.  No additional cost after the closing and YOU get the original deed.  

The reality is that original has no more merit or weight than any other copy once it has been recorded.  You will NOT need the original or a "certified" copy to list or sell your home later, you will not need it to file for homested exemptions, it's recorded and a matter of public record.  If you ever need a copy for any reason  you can get it at the court house for just 50 CENTS a page printing costs.  The same goes for me printing.  I have a subscription to the state website and can print any deed recorded from 1997 to present for just 50 Cents a page and would happy to do that for you.

Don't fall for this scam, you don't have to pay anyone to $85.00 to get a copy of your deed.
