Wait, what? No you didn't just say we all have the same goal!

Maybe it's the solar eclipse we're expecting in a few hours or sunspots perhaps, but people seem crazy to me today.  On two different places I've read on line today people have written something that just makes me scratch my head and wonder if they should have "clients" at all. No, I'm not going to put links, but I am going to talk about what we do at Lane Realty when we are working for the buyers.

Any listing agent agent should have the goal of getting the listings sold for the most money the market will bring at any given time.

On the other side of that coin a buyers agent working with buyers on that very same listing does NOT share that goal.  The goal of the buyers agent is find a home that fits as close to every need and desire of the buyers and help that buyer negotiate the very best price on that home.  The listing agent and the seller's needs should have no impact at all on how the buyer's agent represents the buyers interests.

Don't get me wrong.... I'm NOT saying all negotiations can't happen with a spirit of  cooperation, but seriously my goal as the agent for the buyers is NEVER the same as the goal of the listing agent.  One of the places I read was specific as to say "we all want it to close".  Well of course I understand that's the ultimate goal, but you can't put "having a closing" or a "commission check" and even "getting to close" ahead of what's best for your client when you have a duty to represent their interests, to put their interests above your own. And instructing them to disregard another licensed professional's opinion that appears from an uninterested party (myself) to be a legitimate and valid reason for discounting a value seems to not be putting the buyer's interests first.

I have in fact had a buyer decide to pay more than the appraised amount.  But it was their choice AFTER we attempted to re-negotiate and I warned them they were paying OVER market value and had to have a clear understanding that I didn't think it was a good idea.  

I also read where a buyer's agent was protesting an appraisal and disagreed with the appraiser, and wanted her buyers to pay more because they wanted to pay more.  WHAT? Why wasn't that buyer's agent typing up an amendment to reduce to appraised value.  It doesn't MATTER if you think it's worth more, it's the ammunition you use to get your client a lower price.

Buyers... if the agent you've hired thinks they are on the "same side" as the seller's agent, then it's time for you to hire a new buyer's agent to be JUST on your side.
