First I need to say Thank you to Sandra Hudson, the Putnam County Lake Sinclair Georgia Power rep who spent a considerable amount of time looking up different things for me to come up with most of this data. She was awesome, patient, answered a lot of questions and looked up a lot of stuff for me to be able to pass along this information to you.
I'm going to start with a chart that shows you which county has the most Lake Sinclair properties.
As you can see approximately 46% of the lots/homes on Lake Sinclair are in Putnam County. 29% in Baldwin County and 25% in Hancock County.
Now we'll break it down into some more specific numbers about the 4 types of ownership which are present in each of the counties. And I realize if you do the math with the number in the break down it's not going to add up to exactly the number of lots in the totals. One explanation for that is sometimes what used to be one lot has been divided and sometimes people have purchased the adjoining property and while technically it's two lots is being utilized as one now.

PUTNAM COUNTY: of the lots in Putnam County Full lease lots total 209, Strip Leases 478, Residential Access Leases 80 and fee simple 2738
BALDWIN COUNTY: of the lots in Baldwin County full lease lots total 471, Strip Leases 182, Residential Access leases 21 and free simple 1557
HANCOCK COUNTY: of the lots in Hancock County full lease lots total 190, strip leases 18, and there are no residential access leases, and fee simple 1645
LANE REALTY works mostly in Putnam and Baldwin counties because of our physical location being in south Putnam County, just three miles from Baldwin County. But it's about a 35 minute drive for us to get to Hancock County. We do show property over there from time to time, but we certainly don't market to sellers in or buyers for that area. We often refer potential listings to a company that is located in Hancock County.
The lake is 15,330 acres and has 417 miles of shoreline, so that's a lot of territory and we choose to work in the areas we know well. Sending buyers and sellers to another firm that knows the east side of the lake makes the best sense for the buyers and sellers. We want what's best for buyers and sellers and sometimes that NOT Lane Realty.
Currently there are 175 lake homes and 44 lake lots on the market in Putnam County, 102 homes and 27 lots in Baldwin County, 92 homes and 60 lots in Hancock County. Of course we also sell off water properties in Baldwin and Putnam Counties as well. And again one of our predefined search options are the off water properties in those two counties. Some off water properties that are a lot less expensive than waterfront properties come with deeded lake access within their community. It's generally a short distance from your property to a lake lot with a dock and a boat ramp that your deed gives you the right to use. You can search for that specific type of propery on our site as well.

Knowing what you are looking for helps us to help point you in the right direction to have an approval letter to go with your offer. Sometimes having that letter is the difference in your offer being accepted or not when more than one offer is submitted on a home.
Of course even though our office hours are those mentioned above we certainly will work outside of those hours to accomodate buyers and sellers. Lots of what we sell are second/vaction homes and those of course finance differently from a home you are going to occupy as your residence.
