Lake Sinclair Blog

If you are thinking of purchasing lake property in Georgia, don't do it until you check out lake sinclair.

Tired of city life and ready to retire to beautiful Lake Sinclair

I recently have talked with two potential buyers of Lake Sinclair properties... both noticed that I called Lake Sinclair "my lake" and  commented about both my knowlege and love for the lake.  Lake Sinclair is a beautiful place.   Over 15,000 acres of fabulous water ways filled with fresh water fish including some incredible bass. And I love this lake and love to share information about my lake with potential buyers.  I am glad they can tell from my blog, my website and my voice on the phone that I really LOVE Lake Sinclair.

It is used for all types of recreation, people swim, boat, ski, jet ski, fish, picnic, sunbath on some of the beach areas.  But the primary purpose for the Lake Sinclair is to provide cooling water for Plant Branch located on Hwy. 441 where the waters of Little River come together with the main channel of the Oconee River.  The plant keeps Lake Sinclair full of water for the purpose of having water available for cooling the power plant.  Lake Oconee is a holding reservoir to have additional waters to keep Lake Sinclair full pool even during times of drought. This is a benefit of buying on Sinclair over lake Oconee.

But since the power company actually owns the lake, they make the rules.  You can sometimes have a boat house, dock, seawall, ect... it depends on the individual lot.  Here are a copy of the rules.

Georgia Power Rules and Regulations for Lake Sinclair

Lake Oconee does not allow any boathouses.  So there is another benefit of buying on Sinclair instead of Oconee.

Prices have inched up ever so slightly in 2014 and I expect to see more of the same this fall.  It's starting to happen around the country and I believe it's on it's way here.  I can tell you with certainly as I am keeping close check on the MLS data. My most recent full market report was for July.  My market report will be done in a few days for August. With this being a holiday weekend I'll likely give it a few extra days for people to get back from those last minute vacations and enter their data for the last month.

But there has also been a huge amount of inventory hitting the market too. Take advantage of this opportunity.  Interest rates are still very low making the low prices we now see even more attractive. We have some super bargains out there right now.  Several of our listings are now listed below appraised values.  Call today to find out which bargain priced Lake Sinclair home fits your needs.

I'd be happy to email you monthly market reports if you are "watching" the market to determine if  you are in the market to buy or sell.  You can call me with your email address to get added to my monthly newsletter that includes our market reports. It also includes some neat other things as well.  You can also email me with "please send me market reports" in the subject line to
