Recently we had a buyer walk in the office without an appointment that we couldn't show property that day. All my agents had appointments and no one was available. That buyer was disappointed they couldn't see homes that day. But this time of year you need to do two things...
- Make an appointment
- Get Pre-qualified
This is a busy time of the year in real estate too. It's the time of year that we always have a back up planned for our duty agent. Of course we prefer buyers and sellers call ahead to schedule appointments, but sometimes they don't. When that happens we don't turn them away we take care of them and keep their wait as short as possible. And if you do have to wait, I promise our lobby is much more comfortable to wait in than the chair I currently occupy at the dealership waiting for my oil change.
Last week we had a cash buyer walk in out office that only looked at two homes before making an offer that was accepted. If a prospective buyer doesn't know if they are qualified or what price range they might be qualified to purchase we have a great group of lenders that will help take care of that right away if it's during banking hours. That way we don't have to procrastinate getting started in looking at homes and being in a price range they know they can purchase.
There are times when both the duty agent and the back up have appointments or are busy with someone who walked in earlier that day. But we have a plan B for that. I can't remember a time when I had a qualified purchaser in my office that I haven't been able to get one of my agent to come in to work with them.
Of course I recommend buyers get pre-approved in advance to their home search. It really should be your first step. It's really bad when you just fall in love with a place (even on line) and then find out it's out of your price range and can't be negotiated into your price range. If you call our office or email us we'd be happy to recommend some lender for you to talk with for your pre-approval. Knowing what type of loan and/or home you might want to purchase will give us a better of idea of who you should call.
Last week we had a buyer who thought he was pre-qualified. He had two things going for him, income and debt ratio both good, but he was told he was pre-qualified without having his credit pulled. I just had no idea what to say when the loan officer let me know he'd told someone they were pre-qualified without knowing the credit score. In face he even told my agent who then took time to show this buyer property. Of course we haven't thrown this buyer to the curb, it's not his fault, we've recommended a new lender who tell him the things he needs to get done to improve his credit and be in a position to buy.
