As a life long resident of Putnam County I can tell my buyers there are neighborhoods with certain features that are more attractive for resale value than others. One of the the best is convenience. Possum Point Subdivision just happens to be one of the most perfect locations on the lake. It's just 3 miles from Highway 441. And not just any spot on Highway 441, but the Flat Rock intersection that is 6 miles from the Super WalMart in Eatonton and 8 miles from the Super WalMart in Millledgeville. So shopping is just a few minutes away with either a short north or south travel on the highway.
Possum Point subdivision has other wonderful location features as well. No home in this subdivision is more than 5 miles from the Flat Rock fire department (which is a full time manned fire department) which is great for your homeowners insurance rates. There's also the fact that it's located on the Rooty Creek area of Lake Sinclair (great fishing, water skiing and boating area). It's a quiet neighborhood where you can go out in the evening to walk your dog and the neighbors will stop and say hello if they pass by. Occasionally if they had a huge T-Bone steak for dinner they will run out to their fence and ask if your dog can have the bone. There's a boat ramp in the subdivision that is not open to the public, but is free to all Possum Point property owners to use to launch their boats.
It's far enough away from the noise of the highway that you don't hear the traffic noise. In the summer time, there's one spot where you can stop and buy all kinds of great veggies from on of the folks in the neighborhood who is a super gardener and it seems he can grown anything.
Have I sold you on the neighborhood yet? Now let me tell you about the house. It's a manufactured home built in 2008. 3 Bedroom, 2 Bath, split bedroom floor plan, Open kitchen, dining and living area, lakeside deck, nearly an acre lot with dock, great view and water. Great price at only $239,000.
The house is in like new condition and was custom built and has never been lived in full time. The yard and seawall could use a little sweat equity, but the neighborhood is worth it.
My office is just around the corner, just two miles away. And I live on that street. I check on my listings there daily to make sure signs are there, fliers are there and that everything looks good. I'd love to have you as my neighbor, so call me and come see this wonderful home.
And today's weather wasn't fabulous, a bit chilly and overcast as you can see, but tomorrow our local weatherman has promised sunshine and high 60's for tomorrow and then 70's for the rest of the week. Mary- I'm so sad to be loosing my weekend neighbor. I sold them the lot years ago with a different house on it at the time, but their lives and circumstances have changed and they need to move on. I'll really miss them.
