Lake Sinclair is a beautiful place. Over 15,000 acres and 417 miles of fabulous shoreline filled with fresh water fish including some incredible bass. Home to several annual fishing tournaments.
It is used for all types of recreation, people swim, boat, ski, jet ski, fish, picnic, sunbath on some of the beach areas. Power is also generated at both Lake Oconee's dam, Wallace Dam and and Sinclair's dam, Sinclair Dam. Lake Oconee is a holding reservoir to have additional waters to keep Lake Sinclair full pool even during times of drought. It is necessesary to keep Sinclair within 7 feet of full pool to pump back and forth between the lakes that is done daily. This is a benefit of buying on Sinclair over lake Oconee.
But since the power company actually owns the lake, they make the rules. You can sometimes have a boat house, dock, seawall, ect... it depends on the individual lot. Here are a copy of the rules.

Lake Oconee does not allow any boathouses. So there is another benefit of buying on Sinclair instead of Oconee. Of course prices are better on Lake Sinclair too. Claude Labbe actually I'd say it's better and less complicated than the other kind in Georgia, those owned by the corps of engineers. Yikes at the crazy rules on those lakes. You can't even cut trees on those lots to open up and have a nice lake view without getting it blessed. Georgia Power is local people who also live in our community. And while the lake's main purpose now that the coal plant is gone is the power generation at the dams, they care about the recreation here and love the lake like the rest of us. I'd take private industry over government managment ANY day.
