He who hesitates has no lake house....

It was one of those listings that you just knew was not going to last. The seller had plans.  He had plans to move on set date later this month. He didn't want for people to be "walking through" his house after the he moved.  So when a buyer came along and made an offer he accepted.

There are a few people who had appointments that we canceled after the seller accepted an offer.  Those people aren't happy. But that title, well it's also a sign in my office.  When those deals come along you can't wait.  They don't last.

I have a setting on my buyers search for those who are ready to buy where listings in their price range are emailed to them immediately. Those who are really ready to buy have to be ready to move when those listings hit their email. Me telling you immediately does nothing if you are not ready to come see it.

Other people who had canceled appointments aren't upset at all and know we're still watching for the right house for them. If you're ready to buy on Lake Sinclair or in Milledgeville, just give us a call, we can help you find the right house.

It's a variation of that old adage we have heard for years that applies in so many aspect of live - when you snooze you lose. Your client made the decision that was right and it's time to move along. Good luck with this transactiona s you march toward a smooth closing!

There is no crying in losing a lake house when you're dragging your feet.

When the right house comes on the market in your area, interested buyers have to JUMP!

This reminds me of Margaret Rome, Baltimore Maryland and how she hangs a "too late" sign rider on her listings that are under contract.

Jeff Dowler CRS That's true, it is isn't it.  Never really thought about that before. It's just been something I've said for so long that one of my now retired agents did it for me in needle point for the wall at my office.

Bruce Hicks well yes and no.  From a financial standpoing of course, but sales of people who feel they can no longer live alone are always very emotional for me.

Kat Palmiotti a few years ago I had on my sign "go jump in the lake, from your own dock, buy one today"  Might need to put that back up there since you made me think of it again.

Brian England Margarget and I have chatted a few times.  We have a lot in common.

Good morning again Tammy and congratulations. When I was a buyer before I got into the business, I would leave work if I had to. Being first in does matter. You are either committed to the hunt or not.

What a great saying!  So true too.

I would love a lake house. If I had the opportunity to get one, there would be no hesitation.

In the home buying world like most anything else, being decisive is necessary Tammy Lankford.   Congratulations to the buyer that stepped up and hopefully a lesson learned for those buyers that delayed !

Tammy, levels of motivation differ with buyers and sellers.  When we snooze sometimes we lose.  One buyer is happy ... One seller is happy.  Agents are happy. Next.

That is the mantra in todays's real estate market, especially here. He who hesitates is lost. Also, who has unrealistic expectations....

Hello Tammy ...

So true and I totally agree and I have owned several lake homes over the past in Minnesota. Problem is once I moved to the west coast so many years ago I quite going to MN and sold them.

Before I retire I will once again own a retirement place on a lake some where, just need to figure out where the best place would be. And I have 3-4 years before I retire.

Hi Tammy Lankford , I know what you mean.  I had a couple today that saw a house they really like, but want to sleep on it, even though we had to wait foranother agent to leave the home, so we could show it to them.  That makes about 3 this week that wanted to think about it.  The other 2 went pending the next day.
