Hunting land in Washington County Georgia

Last week we listed a unique piece of property.  It has a house, but well, I think "hunting camp" is a much more appropriate name for it. And as hunting camps go, it's pretty darn nice for a hunting camp.  Indoor plumbing, electricity and three bedrooms, full sized refrigerator and stove. The flooring is sort of rough and someone started a 2nd bathroom, but it's not finished. Has a nice storage building and a covered porch. It even has washer and dryer connections.  The roof and ceilings do need a little work.  But for the price it's still a great deal. It's situated on just over 47 acres and you can't see the buildings from the road, but it does have a dirt graded driveway cut into it. And it's just minutes from the new fall-line freeway in Washington County.

When I was there taking photographs my daughter went along for us to spend the day together even if it included some work, and she walked within a few feet of deer, so it comes with those too.

Tammy, a hunting camp with deer that convey?  And a washer/dryer hookup?  Who cares if the floors are a little funky!  Someone will love this place.

They just never put anything over the plywood floor Patricia Kennedy , and carpet wouldn't really work there I don't think... but they could put down some vinyl and as we say in here in the south, they'd be in high cotton

It looks like it would be a great place to live!  I have never been hunting and probably never will, but I would enjoy the privacy that there appears to be there.

Ron and Alexandra Seigel most "hunting camps" are places you have to take a camper and literally camp.  This is more of a hunting "glamp" with a bathroom, kitchen, and power the hunters would be in a dream world for the season.  And when we first viewed it the largest turkey I'd ever seen was there.

Hannah Williams a bit out of my comfort zone, but think we'll sell it soon for sure

Patricia Feager my guess is it's been used for hunting only for the past hundred years or so.  It's also next to other large tracts used for hunting as well.  One of more than 100 acres

Brian England there is zero way I would live there.  It's too far from shopping for this girl.  The dwelling could certainly be upgraded to living standards, but location wise... not for most girls.

Jon Zolsky, Daytona Beach, FL there were comps.  Not all just 6 months or less, but in the past 24 months.  So we used them with explaination that it was not enough "like" properties in 6 months most recent.  And when going outside my wheelhouse when doing a CMA I do have a local appraiser on speed dial that will talk things over with me and from time to time he also calls me to ask about the condition of the interior of a comp he's using because he knows that not much comes and goes in my market that I don't view.
