I'm really behind on my market reports, but working toward analyzing the data to get them done this week.
April wasn't a great month, but to date it was the best in 2016 which is typical that when spring arrives so do weekend/vacation home buyers at Lake Sinclair. 14 waterfront homes closed in April. 5 Homes were manufactured, 8 were site built and 1 was a modular. Up just one sale from March and down three from the same period last year.
The overall average price was $215,358. Median average was $190,250. The manufactured homes average was $121,302 and the site built average was $275,563. Average overall price per square foot was $121, for manufactured homes was $96 and site built homes was $131.
Average price was up from March 2016, but still down from January 2016.
Days on the market average fell for the 4th straight month. This is the best sellers news through April of this year. Overall the average was 111 days on the market. This largest difference between manufactured homes and site built homes comes in the days on the market. Manufactured homes were on the market an average of 207 days while site built homes were on the market an average of 35 days.
