Working on Labor Day has always been good to me

Back in 1994 the year got my license... it took weeks to do.  And I don't mean the classes (which were not available to me on line at the time), that took months.  But on June 17th I sat up late and watched the slow OJ chase on TV and then took my test the next morning at GA state college in downtown Atlanta.  It was weeks later I got my results in the mail. Then there was the additional step of having my broker sign a paper that had to be mailed with a check to the real estate commission and then patiently wait for them to mail my license in the mail.  No selling real estate until it was in my brokers office hanging on the wall.  It finally arrived at the end of August.

The first weekend I was licensed was Labor Day weekend and I happily accepted office duty. A young doctor and his wife came into the office on Monday and wanted to look at lake properties.  They wanted what every buyer wanted... great view, deep water and cheap price. Well I looked through the old copy machine printed black and white MLS book and picked out some to go show them.

They liked one and made an offer.  My very first weekend of working in real estate was of all things on "Labor Day" and I got my first contract in place.  It took longer to close than the 2nd contract I wrote, so it wasn't my first closing.  I later sold that property for the doctor, I also sold it again for the couple that bought it from him (I don't remember their names, but I remember they had a dog named Abby).  And then they listed it with me and I sold it again to Chuck who still lives there and we still keep in touch.  Chuck has also purchased another property from me since as well. 

When did you get your license? And when did you get your first buyer? listing?  

I have found in my experience as an agent that being available to those buyers who are off work on holidays has helped me be successful.  And I still LOVE what I do.

Labor Day has always been special for you - not only did you work on that day but it yielded so much more. 

I was licensed in August of 1998 and had my first sale in October. Those were the "good 'ole days!"

Love your Motto and your Blog Tammy Lankford,!  Wow, what a lucky first weekend as a new realtor you had - that is amazing - you are pretty awesome!!  For me, I got my License 3 years ago in April, and because I was part of a Team from Day 1, all of our clients were handled by Roger, since he was the Realtor and Associate Broker and had the years of experience, some in CA and mainly here in AZ.  I can say that I have brought in 2 referrals from other states though, myself.

Good evening Tammy Lankford, 

I loved your story about getting your license and your first sale. I received my license in 1991 and had a listing the first week. I sold my listing to a client and it was quite a learning experience. My first listing, my first buyer sale..it was an FHA loan, the house was on septic and had a well..I earned every dime of my commission.

Dorie Dillard - all of my listings have septic tanks and back in the day all had wells, but in the past 10 years the county added county water and about 75% of folks hooked up. I kept my well.  However I can certainly identify with those deals where you feel like you earned every dime.  Had one close last Friday that was a huge time suck. So glad to have it behind me.

Tammy like you I always had success working on Holidays, in all fairness I prefer Holidays because there is less competition:)). Ironically last two and a half days I have been preparing for our intimate party in our back yard and in between that I have been negotiating an offer on one of my vacant lots. Yes both buyers and sellers had no problems writing the offer and doing the counter offers and with modern technology is so much easier.. It is usually the agents who decide that they are not working. There are real buyers and sellers out there no matter what the calendar day says...Endre

Tammy Lankford, - you were BORN to sell! You must have been the envy of the Office to have your first sale be on a Lake for a Doctor and his wife. How exciting!!! 

Time were sure different back then in 1994. I was also mesmerized by the slow and painful chase with OJ. It was surreal! While I was taking my test for my license, we were all looking out the window up at the sky because the Space Shuttle Columbia was supposed to fall down on us in TX. I passed the test, but it was a crazy/sad time in history. I knew instantly I passed both the State and NAR but felt no jubilation. 

You had a interesting start and over the years many, many memories. Plus, everybody in Sinclair knows your name. May life always be good to you and your family.

John Pusa oh how well I know about people working on holidays, my family is filled with them.  My dad always had to work when road conditions were bad (snow in GA), I'm married to a law enforcement officer that works holidays, my brother is in a the restaurant business, my daughter is a former medic, now ER nurse, my son in law is a firefighter medic.  I have spent many a holiday home alone or driving food to my family.

Endre Barath, Jr. not a lot of holidays left I haven't worked on, but I try to take some off when I need to be with family, but for things like offer and negotiations it's easy enough to sneak out for a few minutes to get that done.

Patricia Feager Ironically February 1st has always been one of those days that I just want to keep my head under the covers... in my life time and time again bad things have happened on that day. The two most significant for my life was my daddy was in a terrible accident with a chain saw/ tree in 1992, smashed in the face by a limb and cut horribly on his leg. Fortunately a little reconstructive surgery and he had a nose again.  Back in 1988 when I was expecting my daughter, I was in an auto accident and ended up in the ER in labor ... I was blessed that modern medicine stopped it and my daughter arrived safe and healthy the following June.

But I can certainly identify with national tragic events keeping you from the joy of "I DID IT" and a celebration.  We mourn as a nation when those events take place.  Hope you have a great September.

Tammy Lankford, - I'm convinced we can all write a book about our life crossroads and struggles, our most difficult life challenges, and the life and death moments we ourselves or family members faced. And they all seem to weave together with some historical event. For better or worse we shall survive! What happened to your father was really tragic. Thank God he had angels on earth with Medical Degrees to work miracles on his face and leg. And that auto accident while you were pregnant was a very scary time in your life too. I can relate. I was five months pregnant with my husband inside a hotel where we checked into for the night because of the distance. He said to me, "We'll be safer in a hotel than driving home." Little did we know, we'd wake to find out the Ramada Inn was on fire and our only way out was by rescue through our unbreakable window that had to be shot out first.... Me and baby okay and I am so glad I didn't have my child while going down the ladder, or a miscarriage. I was taken to the hospital but baby and me okay! 

We can choose to call these life events tragedies, or life-changing powerful moments that gave us greater faith, hope, and courage.

Memories of the process do stick in our mind, don't they, Tammy.  What I remember about the licensing process, was going to class for  several months, and studying my butt off.   I remember test day vividly.  We were given 4 hours to complete the test.  I was the second one done, and pretty sure I had missed no more than 3 questions on test.  I still remember one question that had an answer that would have depended on a little more information.  For example, "What is the cost of liquor license in California?  (1) $15,000. (2) What the market will bear. PLUS a couple of other answers.  The answer would have been number 1 or number 2, depending on whether it was a resale license or not.

Christmas, Thanksgiving & Easter are holidays that are off-limits to me, Tammy. Time with family is so valuable to me and here, showing on the holidays is tough - the sellers always seem to have company! 

That said, any other holiday, I'm game - Christmas Eve included as well as after the family leaves on Thanksgiving! I've always felt I was the sole practitioner here in Charlotte on holidays - my phone never fails to ring. Like you, the holidays are very good to me!
